Downtown living in the heart of the Langleys

Langley City is its own municipality, separate from the Township of Langley, and was incorporated in 1955. It covers about 10 square kilometres, with the Township around most of it and Surrey to the west. The downtown, which grew up along Fraser Highway, is pedestrian friendly, with shops, restaurants and services close together.

The Nicomekl River runs through the middle of the city, with a floodplain trail along its banks. Timms Community Centre and the City of Langley Library share a site on Douglas Crescent beside City Hall, and Kwantlen Polytechnic University has a campus in town.

Condos, townhomes and established family streets

Apartment-style condos make up the largest share of homes in Langley City, most of them in and around downtown, along with plenty of townhomes. South of the Nicomekl River, established streets are mostly detached homes, and the City's community plan allows townhomes and small multiplexes along corridors such as 200 Street and 208 Street.

SkyTrain on the way, parks close by

• Langley City Centre SkyTrain station, at 203 Street and Industrial Avenue, expected to open in late 2029 with a new bus exchange
• City Park, with Al Anderson Memorial Pool and a spray park, and Douglas Park, the city's main event park, with its own spray park
• The Nicomekl floodplain trail and the Brydon Lagoon nature trail, popular for walking, cycling and birdwatching
• Sendall Gardens, with botanical gardens, duck ponds and a tropical greenhouse open from spring to fall
• Timms Community Centre and the City of Langley Library on Douglas Crescent
• Uplands Dog Off-Leash Park, reached by the Power Line Trail

• Future SkyTrain access, with a station expected in late 2029
• A downsize to a home with less upkeep
